Do I need building regulation approval
No, if the porch is:
- At ground level;
- Less than 30m2 (internal floor area);
- Separate from other rooms;
- Does not include a wc or other facility;
- No other alterations are involved.
But, any electrical installation may be controllable and you may need to make an application for the electrical work unless a 'competent person' supervises the work
Do I need planning permission
No, if the porch is:
- To be built onto a house or bungalow; and provided that permitted development rights have not been removed;
- The floor area (external measurements) does not exceed 3.0m2;
- Is not more than 3.0 metres in height
- Is not within 2.0 metres of the back edge of a public footpath.
