Fire Safety

We work closely with Hertfordshire Fire and Rescue to manage safety in the flat blocks. We carry out fire risk assessments and fire safety improvements, such as upgrading the communal fire alarms in sheltered housing schemes, conducting regular inspections and the maintenance of flat block communal areas. We are 100% compliant in meeting the fire safety standards requirements.

Mechanical & Electrical

Where applicable we carry out gas safety checks on all our properties. These inspections remainInvestment-Satisfaction 100% up-to-date. We also implemented a new IT system to help manage and monitor gas safety within your homes.

Major refurbishment contract (MRC) – low rise flat blocks

During 2016/17 we gathered information concerning the condition of the flat blocks to help us plan a programme of improvement work. We will be appointing a contractor for this work during the next
year. The work itself is due to start in 2018 and will probably take at least five years to complete.

The improvements will vary from block to block, depending on what is needed, but could include:

  • replacing the communal flat block electrics
  • communal area emergency lighting and external walkways lighting
  • communal internal and external redecoration, including communal floor refurbishment
  • replacing balconies in poor condition
  • replacing communal roofs
  • installing insulation
  • new double glazing
  • resurfacing communal gardens
  • door entry systems

We will carry out full surveys and consult with tenants and leaseholders before we do any work.

External Works

We are continuing to work with our contractors, United Living and Breyer, on external improvements to some council homes.

In the last year 1468 council homes received improvement works including:

  • 1127 roof replacements
  • 103 lofts insulated
  • 162 windows were replaced
  • 342 doors replaced
  • 497 elements of planned maintenance were carried out (Some properties received more than one element of work)


New technology

We have implemented a new computer system that allows us to collect information on the condition of our stock at any time in any place using tablet devices. The new system will help us manage our major works contracts more effectively.
