Empty Homes Team

Empty homes are properties where the previous tenant has moved out and where we are getting them ready for new tenants to move in.

During 2016/17

  • The team let a total of 327 homes. Work was needed to bring 277 of them up to a ready to let standard. (This covers all types of properties: sheltered housing; houses; flats and properties within our hostel accommodation).
  • Some properties need significant works, such as a new kitchen or bathroom or structural repairs before we can re-let them. We spent an average of £2k to bring each empty home up to a ready to re-let standard.
  • Overall, the average time it took to let a property was 46 days.
  • We completed 210 mutual exchange inspections – where tenants wish to ‘swap’ homes.
  • Our Home Choice scheme was set up to help tenants who wanted to downsize. We helped 14 households move to smaller homes that better suited their needs. This released larger homes for families who needed more room.

We introduced the ‘Stevenage Buy Back’ scheme. This allows home-owners who need supported housing accommodation, or are at risk of losing their home, to sell their property to the council and become our tenant. The policy was introduced mid-year and we assisted two households. We anticipate that this number will grow.
