Approval of Reserved Matters

Reserved Matters relates to some or all outstanding details relating to your outline planning permission. These Reserved Matters could mean any of the following, which have not been provided within your original outline application:

(a) means of access - this covers accessibility for all routes to and within your site, as well as the way your development connects to other roads and pathways which are located outside your site;
(b) appearance - aspect of a building or place which affects the way it appears, including the exterior appearance of your development ;
(c) landscaping - the improvement or protection of the amenities of your site, this may also include the planting of trees and/or hedges as a screen;
(d) layout - this will include buildings, routes and open spaces within your development and the way they are laid out in relation to buildings and spaces outside your development;
(e) scale - with the upper and lower limit for the height, width and length of each building stated in the application for outline planning permission.

The details of the reserved matters application must be in line with your original outline approval, including any conditions attached to the original outline permission. If your proposals have changed in any way, you may need to reapply to us for either outline or full planning permission. Some, though, not all, details may have been formally submitted to and approved at the outline stage, if you chose to do so, or we insisted in the first instance. Therefore, please carefully check your decision notice to ascertain what matters have been reserved which require formal approval from us.

Permission issued by us lasts for two years from the date that the reserved matters were approved, or, three years from the date that outline planning permission was approved - whichever date is the later.

The application for the Approval of Reserved Matters form should therefore be used after an Outline Planning Application has been approved by us.
